The Role:
- We are seeking an Estimator to join our team on a permanent basis and work alongside our Commercial and Technical Lead, Land Managers and Team of Directors across 3 regional offices on the development of tenders, bids and proposals on a variety of interesting and technically challenging projects within each region, typically ranging in value from £5m – £35m.
- You will also be responsible for helping to make bids for new contracts and supporting buying activities, assessing levels of project risk, gathering quotes from sub-contractors and suppliers and be competent at forward planning.
- You will be required to monitor the stages of the project to make sure that costs are kept in line with forecasts.
- You will represent the company and its best interest from all aspects of your role.
Key Responsibilities:
- Produce land viabilities for new bids including house build costs assessments, infrastructure costs assessments, foundations and plot development costs assessments, build prelims costs assessments and sales prelims costs assessments across the 3 regional divisions to ensure that land purchases meet group profit requirements. This will be by producing detailed cost plans and cashflows.
- Work collaboratively with the pre development Design Managers and Technical Team to obtain best groundworks strategies including cut and fill exercises along with best and most viable drainage solutions.
- Offer Value Engineering opportunities
- Preparation of the commercial report summarising viability allowances in conjunction with the land viability.
- Lead our estimating strategy to ensure the bids are well organised, produced in a timely manner and provide sufficient information for the management team to make a valued decision.
- Mitigate risk during the bid phase through effective risk identification and mitigation strategies (Risk & Opportunity registers)
- Provide high level cost advice on emerging opportunities
- Maintaining a database of current market costs
- Advise business on market changes to sub-contractor / material prices.
- Continually seek to improve estimating controls, internal processes and performance.
- Prepare bills of quantities and provide take offs of new house types.
- Fully understand site conditions and constraints.
- Engage with the sub-contractors through the tender period to ascertain any potential opportunities within the bid along with chasing up tenders to make sure they are received.
- Assist with the Managing QS to produce budget breakdowns for the site Quantity Surveyor upon successful completion of the site purchase.
- Engaging with sub-contractors, consultants and suppliers where necessary to assist in preparing costs. Especially where required for specialist elements of work.
- Keep management informed on all likely problem situations and seek their advice and guidance where necessary.
- Provide feedback to the Land Dept on current development costs for viability updates.
- As a secondary role, the Estimator will also be involved with preparing bi-monthly Commercial Reports on each operating project for issue to Commercial Director and Board of Directors
